    JOB DESCRIPTION




    • Responsible for appointed specialty leases under negotiation.
    • Responsible for communicating with existing tenants to comply with the building's policy, and campaign.
    • Supporting the Manager in negotiation of leases of divisional portfolio within limits of authority, to maximise owner's rental income keeping within plan and budget parameters and relevant legislation
    • A specific deal target (i.e. specific number of deals) per annum
    • Preparation of lease documents for each deal
    • Ensure executed lease documentation and bank guarantee/deposit is received prior to tenant opening for trade
    • Ensuring all deals comply with the standard of fit-out
    • Development of long-term relationships with office tenants
    • Leasing of vacancies and vacancy allowance in asset plan for the divisional portfolio
    • Attend internal leasing meetings and prepare of relevant minutes and report in standard format

    Critical Tenants / Abatements:
    on-going notice to Manager of critical tenants when:

    • Tenant has traded under current lease less than 12 months
    • Tenant is up for renewal in less than 6 months
    • Tenant has agreed in writing to surrender lease
    • Visiting competing centres when necessary to keep an up-to-date knowledge of market trends
    • Looking for contacts of new Tenants on the markets
    • Information from the marketing department such as exit surveys and demographic information
    • Other duties as instructed by manager

    JOB REQUIREMENTS



    Communication skills:

    ability to communicate clearly and succinctly orally and in writing, in a manner appropriate to a given audience using a range or media and formats, including formal presentations, reports, business letters, interviews and meetings.


    Negotiation skills:
    ability to achieve commercial objectives in negotiations, while maintaining on-going business relations with the other party and ideally achieving a win – win solution

    Ethical and Legal Conduct:
    ability to ensure that all deals are concluded in an ethical and legal manner, based on an understanding of:

    • Relevant retail legislation
    • Lease requirements
    • Maintenance of accurate records and file notes
    • Adherence to Company Policy
    • Ability to ensure that all deals are concluded in accordance with company policy, based on an understanding of:
    • Lease administration procedures
    • Fit out / refurbishment requirements
    • Status of deals
